## What it means
The Microsoft-Meta deal is the tell: hyperscalers are trading facilities to optimize for inference latency and power economics, not just adding gross square footage. Microsoft's move suggests it values the asset's grid position or interconnection speed more than Meta's current utilization. For developers, this is a buying signal — if a Tier-1 hyperscaler is acquiring rather than building, time-to-power in that ISO just became the constraint.
Nvidia's $6.3B capital deployment (purpose undisclosed) dwarfs all other activity and likely reflects either a co-lo JV, a build-to-suit anchor, or direct facility ownership to secure GPU hosting capacity. If Nvidia is buying instead of leasing, every other AI infra buyer should assume sub-12-month lead times are gone in that market.
